The Courts of Willow Creek was established in 1999 to provide a relaxing community lifestyle inside the Saginaw city limits. During this time the HOA was run by a management company. In 2005 the subdivision reached the 75% benchmark of build out and was transferred to the residents.
The HOA Board of Directors consists of 9 Directors. The President, Vice President, Treasurer and Secretary are elected by the Board members from the board.
The layout of the subdivision encourages not only an ideal neighborhood atmosphere, but also creates interaction between neighbors. The subdivision is completely built out with a total of 234 homes. The Courts of Willow Creek has a community swimming pool and is conveniently located within walking distance of Willow Creek Park . Amenities in the park are tennis courts, basketball courts, softball field, playground equipment, bicycle trail and a walking/jogging track.

How does an HOA work?
There are pre-existing rules in the form of Covenants, Conditions & Restrictions (CC&R's) and bylaws that the HOA follows and enforces. The Courts of Willow Creek HOA currently has 9 board members (residents) that are elected by the homeowners in the neighborhood. Each address in the Courts of Willow Creek has one vote. The officers of the HOA are elected by the board from board members. The board conducts monthly meetings to discuss HOA issues. Meetings are open to all residents. Various committees have been formed to assist the board to execute its responsibilities. These committees report directly to the board.
How much are the dues and when are they due?
Dues are currently $288.00 per year and are due by February 1 of each year.
Where do the dues go and what do they pay for?
The dues are deposited into a checking account. Obligations of the HOA are paid from this account and cover utilities for the common areas, landscape upkeep and pool maintenance. At the end of the fiscal year (December 31) excess funds are deposited into a money market account.
An annual budget is prepared and presented to residents at a general meeting held during the last quarter of the year.
