What happens if I don't pay my dues?
The regular assessment for dues is $288 payable on February 1 for the full year and past due on March 1 of each year. If the dues are not paid by March 1 a $50.00 late charge will be imposed for each month the dues remain unpaid. To avoid late charges dues must be received by the HOA Treasurer on or prior to March 1. Should the dues remain unpaid, a vendor’s lien will be obtained on May 1 against the property. What type of remodeling/modification/additions requires an HOA approval? Who do I need to contact?
Interior modifications do not require approval. The CC&Rs describe what is allowed and what requires HOA approval. For example, shingle color, mail boxes and exterior surfaces are just a few items that need HOA approval. The City of Saginaw may require a building permit on any modifications to your residence. What are the restrictions for a satellite dish?
Current technology residential satellite dishes as provided by Satellite TV companies are allowed without HOA approval. Dishes mounted on towers, poles and not attached to house are not allowed unless not visible from any street. (See CC&R, Section 9.15)
I'm replacing one of my trees. What size does it need to be and where does it need to be located?
A minimum of one tree is required to be planted in the front yard of each residence. The required trees should be at least 3 inches in diameter and located between the sidewalk and house. I'm going to build a shed what are the requirements?
Storage sheds require approval by the HOA. They can be no taller than eight feet and placed at a location in the back yard approved by the HOA. The shed should be painted a similar color as the house. A variance to the height requirement may be requested. Depending on the square footage of the shed, a Saginaw building permit may be required. Additionally, gazebos, green houses, and children’s playhouses require prior approval by the HOA. (See CC&R, Section 9.19)
If I have a warning for not taking care of my landscaping, where can I find what my potential fine will be?
A homeowner, after written notice from the HOA, has 10 days to correct or commence correcting a violation. If after 10 days no effort is made to correct the violation, a maximum violation fine of $500.00 can be imposed. There is no limit to the number or the aggregate amount of violation fines after each 10 day written notice for the same violation. (See CC&R, Section 12.06)

You may contact the HOA President or any of the committee chairs you would like to serve on.
I am selling my house who do I need to talk to about a resale certificate?
Have your title company contact the HOA Treasurer or President for the resale certificate. There will be a $350.00 transfer fee collected at closing.
When is the annual meeting held?
The HOA general meeting is held during the last quarter of the year.
